At HORIZON we have been involved on several multifamily roofing projects.
If you’re a multifamily property manager or HOA, you may reach a point where you will have to contemplate your roof repair and replacement options. While repairs may seem like the budget-friendly choice, they are not always the most cost-effective and long-term solution.
When to replace your roof
Roofs that are less than 10 years old typically just need annual maintenance and/or repairs done.
An exception to this would be an extreme storm event such as hail damage or if the roofs were improperly installed to begin with. Repairs can be combined with other minor roofing issues including clogged or damaged gutters, rotten wood repairs and leaks around roof penetrations or flashings. Roof replacements may become necessary when repairs become a frequent thing.
Roof replacement is recommended when the existing roofs become brittle and/or reach their “shelf-life.”
The other issue that we typically run into is the existing roof was improperly installed or not installed to shingle manufacturer’s specifications and local building codes. Although replacement is a much bigger investment, you are likely to see the long-term benefits as a preventative measure with fewer repairs.

Roof inspections are necessary for long-term maintenance and budget planning on multifamily projects.
If you own or manage a multifamily property you are always thinking of maintaining its value and appeal as well as keeping it protected and safe.
