Fall Roof Maintenance Checklist for Greater Charlotte Homeowners
Small roof problems are cheap to fix in October and expensive to fix in January. Here is what to check, what to leave to a roofer, and when to call.

Fall is the best time to catch small roof problems before winter weather turns them into expensive ones. Gutters fill with leaves, summer heat and storms have had their turn on the shingles, and a small gap around a chimney or vent is far easier to fix now than after a cold, wet stretch.
This checklist covers what to look for around your roof, what you can safely check from the ground, and when a professional should take over. Whether you are in Charlotte, Gastonia, Rock Hill or anywhere in between, the checks are the same. If water is coming in right now, go straight to our emergency roof repair page or call 980-275-1085. The short answer
- Before winter, clear the gutters and check the shingles, flashing, overhanging branches, attic ventilation and any moss or algae.
- Do your checking from the ground or a window. Stay off the roof.
- A free professional inspection catches what a walk around the yard misses, especially at flashing and valleys.
Clear the Gutters and Check the Shingles

Clean out the gutters
Clogged gutters send water back up under the roofline instead of away from the house, which can lead to rot at the fascia and eaves. Falling leaves make this a fall-specific problem, so it is worth checking even if you cleaned them over the summer.
Look for damaged or missing shingles
Summer heat and storms take a toll. Walk the perimeter of your house and look up for curling, cracked or missing shingles, granule buildup in the gutters, or bald spots where granules have worn away. Any of these are worth a closer look before winter.
Flashing, Penetrations and Overhanging Branches
Check flashing around chimneys, vents and skylights
Flashing is one of the most common places roofs actually leak. Look for flashing that is lifted, cracked or separating from the surrounding roofline, especially around any roof penetration. If you spot it, our roof leak page explains where leaks usually start.
Trim overhanging branches
Branches that hang over the roof drop debris into gutters and valleys, and they can scrape shingles in wind. Trimming them back before winter storms reduces both problems. Leave large limbs near the house or power lines to a tree service.
Attic Ventilation, Moss and Algae
Check attic ventilation and insulation
Poor attic ventilation traps heat and moisture, which can shorten the life of your roofing material. If your attic feels noticeably hot or damp, it is worth having the ventilation checked.
Look for moss, algae or dark streaking
Dark streaks are usually algae, and moss patches hold moisture against the shingle surface. Left alone, both can shorten a roof’s lifespan, an issue we cover in more detail in our roof lifespan guide.
What You Can Check Yourself and What to Leave to a Pro
Safe to do yourself
From the ground or a window
- Look along the roofline for curling, cracked or missing shingles
- Check gutters and downspouts for leaves and shingle granules
- Look for flashing that appears lifted or separated
- Check ceilings for new stains, and the attic for dampness if you can do so safely
Best left to a roofer
Anything on the roof itself
- Walking the roof, especially when it is wet or steep
- Flashing, vent boot and valley repairs
- Checking the decking and underlayment beneath the shingles
- Judging whether the ventilation is working as it should
A trained eye catches things a homeowner walking the yard with binoculars will miss, especially at flashing points and roof valleys. Climbing up to look is not worth the risk.
Schedule a Professional Fall Inspection
Why fall is the right time
A fall inspection before winter weather arrives lets small issues get fixed while they are still small, and it is the best way to avoid a mid-winter leak.
What we look at
Shingles, flashing, vent boots, valleys, skylights and anything else that goes through the roof, plus the attic and ventilation. You get a clear explanation of what is wrong and whether a repair will hold or the roof needs more.

Fall Roof Maintenance Questions, Answered
When should I check my roof in the fall?
Ideally after most of the leaves have come down and before winter weather settles in, so the gutters and the roof surface can be checked together. If a storm has come through, do not wait for fall: check right away and take photos.
How often should a roof be inspected?
A yearly check, ideally in fall or spring, plus a look after any major storm, is a sensible routine. Roofs show wear gradually, and catching it early is cheaper than repairing a leak. See our roof inspections page.
Can I clean my own gutters?
Many homeowners do, but ladders cause real injuries. If your gutters are high, the house is two stories or you are not comfortable on a ladder, hire it out. We also offer gutter and gutter guard services.
What are the signs I need a roof repair this fall?
Missing, cracked or curling shingles, shingle granules collecting in the gutters, flashing that has lifted or separated, new ceiling stains and a damp or hot attic are all worth a closer look. See our roof repair and roof leak pages.
Should I get my roof checked after a storm?
Yes. Wind and hail can damage shingles and flashing in ways that are hard to see from the ground, and damage from a covered event such as hail or wind may be covered by insurance. Wear from age usually is not. Photos taken right away and a documented inspection help if you file a claim. See how we help with roof insurance claims and storm and hail damage.
How much does a fall roof inspection cost?
Nothing. Every Horizon inspection and estimate is free. You can request a roof estimate or ask about roofing financing options if repairs are needed.
How long does a roof last in North Carolina?
It depends on the material, the installation, ventilation and how well the roof has been maintained. We cover it in more detail in our roof lifespan guide.
What if the checklist turns up a problem?
Take photos, note where you saw it and call a roofer rather than climbing up to patch it yourself. A small repair now is usually far less than the damage a winter leak can cause. Active leak? See our emergency roof repair page.
